Patricia provides financial advice across a range of mortgage providers, including major banks and second-tier/non-bank lenders.
The lenders and products considered will depend on your individual circumstances and are limited to those Patricia is accredited with and able to provide advice on through Isbister Financial Services Limited.
Patricia does not provide financial advice relating to:
Legal or estate planning, including wills, trusts and contracts
General insurance
Personal insurance
Budgeting
Tax planning
Direct investments in property, corporate bonds, equities or finance company debentures
If you require advice in one of these areas, you will need to consult an appropriate specialist.
Patricia has access to a range of major New Zealand banks, as well as non-bank and specialist lenders.
The lenders and products considered for you will depend on your individual circumstances and are limited to those Patricia is accredited with and able to advise on through Isbister Financial Services Limited.
Isbister Financial Services Limited and its financial advisers may receive commission from mortgage or loan providers whose products they provide advice on.
If you proceed with a mortgage or loan following Patricia’s advice, the lender may pay commission when your loan settles. The amount of commission is generally based on the amount of lending drawn down.
Some lenders may also pay ongoing, renewal or refix commission.
The specific commission and any other incentives relevant to the financial advice provided to you will be disclosed to you during the advice process.
When providing financial advice, Patricia is required to give priority to your interests.
Patricia follows an advice process that considers your individual circumstances and goals and researches suitable products and providers to ensure the advice meets your needs.
Patricia also undertakes annual training on managing conflicts of interest. Any conflicts are recorded in a register and reviewed and managed appropriately.
Isbister Partners is subject to annual audits and compliance reviews to ensure its obligations are being met.
In most circumstances, you will not be charged a fee where you proceed with a loan arranged through Patricia, as the lender may pay commission when your loan settles.
There are, however, circumstances where a fee may apply.
Where a lender does not pay Isbister Financial Services Limited a commission, a fee of up to 3% of the loan amount may be charged. The fee will depend on the complexity of the lending and the time required to investigate and find a suitable solution.
Any such fee will be disclosed before your loan application is submitted.
A fee may also apply if:
you cancel or refinance your mortgage within 27 months after settlement; or
Patricia finds a suitable lending option for you and you subsequently arrange the lending through another Mortgage Adviser or directly with the bank.
Where a fee for financial advice is charged on an hourly basis, the current rate is $350 per hour.
An invoice will be issued and will be payable within seven days.
