What can we help you with?

Buying your first home

Not sure how much you can borrow, how KiwiSaver fits in or where to begin? Let’s look at where you are now and work out your next step.

Reviewing your mortgage

If your fixed rate is ending or your mortgage no longer fits your life, let’s take another look at it. We can talk about your plans and whether a different mortgage structure or lender may suit you better.

Building or renovating

Construction lending has a few more moving parts. We’ll explain how it works, help with the application and guide you through the lender’s requirements.

Buying your next home

Moving can be tricky when you’re selling, arranging finance and trying to make all the dates line up. We’ll help you understand your position and make a plan before you make an offer.

Your first home could be closer than you think

The Face Behind Simple Loan

Hi, I'm Patricia

Patricia Pfab, mortgage adviser at Simple Loan, helping first home buyers with low deposits

I believe mortgage advice should feel like a helpful conversation, not a finance lesson.

You can ask me anything. I’ll listen, explain things in everyday language and be honest about what looks possible.

I’ll handle the back-and-forth with the lender and keep you updated, so you don’t feel as though you’re chasing everyone yourself.

I’m a registered financial adviser, and helping first-home buyers is the part of my job I love most.

I’m based in Pāpāmoa and help clients throughout Tauranga, the Bay of Plenty and across New Zealand.

Frequently Asked Questions

Quick answers to the things people ask us most.

How much deposit do I need for my first home?

Usually 20% of the purchase price, but it can be much less. Depending on your situation, some lenders accept as little as 5%, for example through the Kāinga Ora First Home Loan. Low-deposit lending is one of our specialties.
Nothing. Our service is completely free for you, because the lender pays us once your loan settles. You get advice, lender comparison, and support through the whole process at no cost.
Your bank can only offer you its own products. We compare home loans from most of New Zealand’s lenders, negotiate on your behalf, and recommend what’s best for you, not for any one bank.
Once your documents are in, most lenders take a few working days to a couple of weeks, depending on how busy they are. We prepare your application properly the first time, which helps avoid delays.
Yes, in most cases. If you’ve been in KiwiSaver for at least three years, you can usually withdraw most of it for your first home deposit. We’ll walk you through exactly how it works.
A “no” from one lender doesn’t mean no everywhere. Lenders assess things differently, and we know who is most open to which situations. If now isn’t the right time, we’ll give you an honest plan to get there.
As a general rule, you’ll need a residence class visa, or to be a New Zealand or Australian citizen. If you received your resident visa straight away when you moved here, different timing rules can apply than if you transitioned from a work visa. We’ve helped many migrants into their first Kiwi home, so we’ll happily check what applies to you.
It depends on your visa and the lender. Some first-home buyers can purchase as soon as they have residency, others need to have lived here for around a year first, and banks also want to see some NZ income history. We work with migrants all the time, so book a chat and we’ll map out your timeline together.
